The sale of 35 Evelyn Acres in Asheville, NC was one of those transactions that tested patience, persistence, and problem-solving at every turn. But in the end, it’s also a story of resilience - and a very relieved seller.
From the beginning, we knew this wasn’t going to be your typical Asheville home sale. The property itself was great (the home needed a little TLC - nothing earth shattering), but the neighboring lot presented a challenge. It had ongoing health code violations, which immediately raised concerns for buyers doing their due diligence.
And as you can imagine, that kind of situation doesn’t exactly make buyers feel warm and fuzzy.
Still, we pushed forward and secured an offer. Everything seemed to be moving smoothly… until two days before closing.
The buyer got cold feet.
Just like that, the contract fell apart.
Now, this is the moment where a lot of listings stall out, especially in a situation already complicated by external issues like health department involvement. But instead of hitting pause, we leaned in.
We stayed in close communication with the local health department, tracking the status of the neighboring property. Eventually, the case was escalated and turned over to the legal department, which was a turning point.
With that in motion, we repositioned the listing and went back to market.
We successfully got 35 Evelyn Acres back under contract, this time with a buyer who felt confident moving forward despite the earlier hurdles.
And finally, after all the ups, downs, and unexpected twists, my seller made it to the closing table.
