Buying New Construction in South Asheville/Hendersonville

Here’s Why Experience on Your Side Matters

There’s something exciting about walking into a brand-new home. Everything feels fresh, the kitchen is beautiful, and you can already picture yourself enjoying that first cup of coffee on the porch.

But buying new construction involves much more than choosing a floor plan and picking your favorite finishes.

Whether you’re exploring new construction homes in South Asheville, Arden, Fletcher, or Mills River, having an experienced buyer’s agent can help you make informed decisions, identify potential concerns, and find opportunities to save money.

I’m Audrey Wise with Journey Realty Group at eXp Realty, and my experience with new construction comes from several different directions—including building our own home, working alongside builders as a landscape contractor, representing buyers, and spending time employed by a national homebuilder.

Here’s how that experience can benefit you.

I’ve Been Through the Building Process Myself

My family and I built our own home, so I understand the excitement—and the decisions—that come with the process.

A floor plan on paper is one thing. Thinking through how that home will function every day is another. Where will guests park? How usable is the backyard? Will the layout still work for you several years from now? Which upgrades deserve a place in your budget?

Having been through those decisions personally, I bring a practical perspective to the conversation. I want you to feel good about your home long after the excitement of moving day.

My Background Goes Beyond Selling Homes

Before real estate, I was a landscape contractor and did extensive work for builders. That put me around new home construction regularly and gave me an appreciation for how the home and the property need to work together.

When we tour a new home, I’m looking beyond the countertops. I’m also thinking about the lot, slopes, outdoor living possibilities, landscaping needs, and questions worth asking about drainage and maintenance.

A beautiful home should fit the way you want to live—inside and outside.

I Understand Both Sides of a New Construction Transaction

I’ve sold many new construction homes and worked with a variety of builders. I also spent a few months as an employee of D.R. Horton, which gave me another perspective on the builder side of the process.

That combination helps me understand how buyers and builders approach a transaction, where questions tend to arise, and why clear communication matters.

As your buyer’s agent, I bring that experience to your side of the table. My focus is on your goals, your questions, and helping you understand the choices in front of you.

An Experienced Buyer’s Agent Can Help You Save Money

Sometimes there is room to negotiate the purchase price of a new construction home. Other times, the opportunity may involve closing costs, included features, or other terms.

The key is looking at the complete picture. A headline incentive deserves a closer look at its requirements and how it affects your overall costs.

I help buyers ask questions such as:

  • Is there flexibility on this particular home?

  • What is included, and what will cost extra?

  • Are there incentives, and what conditions apply?

  • How does this home compare with options in nearby communities?

Every builder and transaction is different, so savings are never guaranteed. But having someone willing to ask, compare, and negotiate can make a meaningful difference.

Yes, New Homes Need Inspections, Too

New construction does not mean every detail will be perfect.

I encourage buyers to include independent home inspections in their plans and to understand the inspection opportunities available during their purchase.

In my own transactions, inspections have identified items that needed attention, and I’ve successfully negotiated repair items on behalf of buyers. Addressing concerns before closing can help buyers avoid taking on problems and expenses after moving in.

My role is to help you work through the findings, communicate requests clearly, and follow up on agreed repairs. That support complements the work of your professional home inspector.

Exploring New Construction Communities Around South Asheville

Our area offers a range of new construction choices, from townhomes to custom homes. Communities to explore include:

South Asheville New Home Communities

The Ramble Biltmore Forest offers custom homebuilding opportunities (and many "new" resale opportunities as well) in an established wooded setting. Woodcrest at Biltmore Terrace, in the Oakley/South Asheville corridor, is another neighborhood associated with newly constructed single-family homes. These offer different starting points for buyers considering location, home style, and budget.

Arden New Construction Communities

In Arden, The Preserve at Avery’s Creek and The Cliffs at Walnut Cove are communities to consider for new construction and building opportunities. Walnut Cove also includes dedicated new-home enclaves such as Wildwood at Walnut Cove.

Fletcher New Construction Communities

Fletcher options include Tap Root Farms, Reserve at Tap Root Farms, and Townes at Tap Root Farms. The Tap Root communities include single-family homes and townhomes, giving buyers several options to compare within the same broader development.

Mills River New Construction Communities

In Mills River, The Farm at Mills River and Mills River Crossing, including Mills River Crossing South, offer additional communities to explore for a new home or building opportunity.

Availability, construction phases, pricing, and incentives change. I can help you determine which communities currently have options that fit your needs and compare them beyond the model-home tour.
